Abu Dhabi has announced a new direction for Musaffah, with plans to develop the established industrial area into a destination for manufacturing, innovation and investment.
Unveiled on October 1, Musaffah Innovation District will be delivered through a wider revitalisation programme covering infrastructure, land use, transport, municipal services and public spaces. Abu Dhabi Media Office.
Musaffah Innovation District: what comes first?
The initial phase runs to 2030 and focuses on enabling infrastructure and pilot developments in northern Musaffah and along its waterfront. Plans include approximately 100 hectares of development-ready land, housing, mixed-use spaces and improvements to the existing automotive cluster.
Early priorities include automotive services, food production, warehousing, cold storage and construction-related industries.
What follows?
A second phase, planned for 2030–2035, broadens the focus to sectors including advanced manufacturing, robotics, electric-vehicle supply chains, energy storage and medical technology.
For businesses, the announcement offers a view of the industries and locations being prioritised over the coming decade. Proposed participation models include long-term leases and public-private partnerships.
The district remains a phased development programme. Businesses considering participation should distinguish the long-term vision from individual sites and opportunities as they become available.
